LOS ANGELES, Nov 26 (Reuters) - In May, Alvin Clavon received a foreclosure notice on the simple, Spanish-style house in South Los Angeles that he shares with his wife and three boys.

Clavon bought the place in 2003 with a fixed-rate loan. They painted the walls, fixed the yard and made friends with the neighbors, who let the Clavon boys pick their basil.

Maybe this is the reason...and he works at a bank, no less. Can't say he didn't have access to people who might advise him on the risks.

In 2005, worked with a mortgage broker to refinance his home with another fixed-rate loan. But on the night before signing, the family was offered an interest-only, adjustable-rate mortgage.

Clavon, a 35-year-old executive assistant at a bank, said he felt stuck. The ball was rolling, he trusted his broker and so the next day, he signed the loan.

"Turned out to be the worst thing I could have done," said Clavon, who like so many others in danger of losing their home to the U.S. housing crisis, is African American.

You would think anyone with the slightest amount of financial savvy would see those words and say...not no, but hell no.

Adjustable rate mortgages are not new by any means. They were offered in back in the 70's when a 10% interest rate on a home loan was considered a good rate.

Of course, it seems attractive when house prices are rising. In this case, it seemed that theyhad invested in improvements with a flip in mind and the market tanked.

Just like the ones who bought all those contracts (44,000) in Fla for condos with no intention of ever living there and now must either poney up the money or forfeit their down payments.

How long before someone in this situation can change their loan back to a fixed rate? I mean is there a waiting period before they can flip back to a fixed rate? Or is there no hope?

Maybe the fix for this is to sell the home to a family member...in paper only..and have that family member retain a fixed rate loan...then transfer that loan back into their names after the time period has been met? Can that be done? If so..maybe it is a way for this man an his family to get themselves out of a rather nasty squeeze?

No, it's very relevant. It's predictable that tha malcontent would intentionally misunderstand and give only part of the picture to race bait, yet again. That is the predictability I was referring to.

ARM's made sense and a lot of people made some good money on ARM's when the real estate market was on a rapid upswing, with most of that increase in valuation being driven by all that easy money. While consumers do bear some of the responsibility, it is also becoming increasingly apparent that many lenders engaged in fraudulent lending practices and used deceptive lending practices to put low income borrowers into mortgages the lenders themselves knew they had no business being in. The borrower bears some responsibility for that, as does the lender. A significant percentage of those low income borrowers are going to be minorities, since minorities have triple the poverty rate of white Americans.

But again, what is predictable is that a certain poster will take just about any situation, tell you part of the story, and then misuse it to race bait. Lenders pushing these sub prime loans are not exonerated from responsibility. The borrowers share some of that, but if you put it all on the borrower then you don't know what the hell has been going on.

These were nmy thoughts when I was reading this. The guy was a banker--good job--took out an ARM--bad move and is now in bad shape financially. There are countless white males in the same predicament right now. But somehow this was turned into a black/minority/women's issue of victimhood.

What friggin' sense does it make to loan somebody money they can't pay you back? No matter what mistakes certain communities make somehow it always comes back to the white man's fault.

IN this case it's a non issue because I know there are plenty of white families wanting to live beyond their means in the same situation. Instead of making women and minorities "victims" in these stories why don't they ask those groups what THEY can do to avoid being in that situation or better yet teach them how to avoid it.

Why aren't we allowing the housing market to correct itself - so that many of us working class/lower middle class people (a group that certainly includes many women and minorities) can actually afford a house?

I have friends who did okay with "interest only" mortgages - because they sold the house in two years, after the value had shot up dramatically (due in large part to restrictions on where you can build in this area, and cities zoning most of the available space for commercial buildings that now sit vacant after the "dot-bomb" of 8 years ago).
I didn't partake, because it seemed too risky to me, and I just can't believe that a three bedroom, one bath house is actually worth $700k.
If the government would stop screwing around and wasting my tax money supporting these idiots, maybe housing prices would fall to a point where I could afford to buy one. :wall:

How long before someone in this situation can change their loan back to a fixed rate? I mean is there a waiting period before they can flip back to a fixed rate? Or is there no hope?

Maybe the fix for this is to sell the home to a family member...in paper only..and have that family member retain a fixed rate loan...then transfer that loan back into their names after the time period has been met? Can that be done? If so..maybe it is a way for this man an his family to get themselves out of a rather nasty squeeze?
