After a death in the family, my brother and I inherited some property. Well, it was just as the housing market tanked . . . well okay for the type of property it more than tanked. Finally a year and a half later, and many price cuts we got a buyer. Well okay two. First one lowballed . . . and while we were doing the offer/counter-offer thing back and forth a second came in with a better offer. So we did the conditional acceptance giving the first person the chance to match the offer. First couldn't so we sold to the second.

Now fast forward two months. I'm using my portion to house hunt. Looked at a place on Monday and made an offer. Mine was the second offer that day. So instead of doing the offer/counter offer with both of us. Sellers broker told us both . . . best and last offers by 9 am today.

From what my broker says, mine was the higher offer, and better terms (cash and close in 5 days). So now the other guy has 72 hours to match my offer and terms.

Here's hoping for a repeat in going to the second offer!

Recently, I bought a house. Initially, I began working with a real estate agent, and cut her loose after a fruitless week of looking and negotiating. Twice in this process the "there's another offer" card was played, ostensibly by the seller's agent. Twice in the process I called their bluff and lo and behold - there was no other offer.

I'm wondering how many other buyers have been lied to in this fashion.

...and my sympathies on the death in the family as well.

I was kind of wondering about that too. But the two that I've been really interested in are such a good price it wouldn't surprise me. The other one I looked at would have been more of an investment and would need a bunch of work before I could even move in. This second one all I'm planning is a good carpet cleaning and it's ready to go.
